External Wall Insulation

A lot of the older housing stock in and around Bradford was built with solid walls rather than the cavity construction used in most homes from the mid-20th century onwards. Solid walls lose heat faster and can’t take standard cavity fill insulation, which is where external wall insulation comes in, adding an insulating layer to the outside of the building rather than the inside.

How the system is built up

External wall insulation isn’t a single product but a layered system. Insulation boards are mechanically fixed and often also bonded to the existing wall, then a reinforced base coat goes over the top, usually with a fibreglass mesh embedded to control cracking and add strength. The final layer is a weatherproof render finish, either a traditional render or a modern silicone render system, which protects the insulation underneath and gives the wall its finished appearance. Every layer has to work together, so getting the fixings, mesh and coats right matters more here than on a standard render job, since a fault anywhere in the build-up can affect the whole system.

What changes on the property

Because the insulation adds thickness to the wall, details around window and door openings, sills, and roof eaves usually need adapting so everything still fits and sheds water correctly. This is one of the more involved parts of the job, and it’s where a lot of the planning happens before installation starts, since getting these junctions wrong is a common source of later problems like water ingress.

How the job typically runs

Work starts with scaffolding and an assessment of the existing wall to check it’s sound enough to take the system. Boards are then fixed across the elevation, junctions and reveals are detailed, the base coat and mesh go on, and finally the render finish is applied and left to cure. Weather affects timing in the same way it does for any render job: application generally needs dry, frost-free conditions.

What to expect

This is a bigger undertaking than a standard render job, both in the work involved and in how much it changes the building’s appearance and thermal performance. Expect scaffolding for an extended period, some disruption around windows and doors while reveals are adjusted, and a finished result that looks like a smart new render rather than an obvious insulation retrofit.
